Plumbing Leaks Home Inspection Tip from Quality Home Inspections

Here's a simple tip that could save you tons of money in plumbing and structural damage. Don't get me wrong, it really really pays to have a professional inspect the home you are about to purchase, but if you plan on buying home and doing the inspection yourself make sure that when you are crawling around under the house, you have someone turn on all the water faucets inside the home and flush all the toilets. This way you will be much more likely to see leaks in action. Smaller leaks are still going to be hard to find unless you do like I do and run your fingers along most of the pipes. Be warned this can be pretty nasty especially around drainage pipes and I don't recommend that you do so yourself.

Keep in mind that not all puddles of water come from pipes either. Air ducts can sweat, and then, of course, there is water penetration from the outside to contend with as well.

Plumbing leaks aren't just costly in regards to the plumber's charges. A plumbing leak, or any kind of moisture in a crawlspace or basement, can quickly create a playground for mold that can not only be bad for your health, but also, can begin to eat at the wooden structure of your home.

If you don't know what to look for, determining the source of moisture under a home can be very frustrating and a potential safety hazard. Crawlspaces may often contain pesticides as well as creepy crawly critters than can bite such spiders and snakes, which is another good reason to leave crawling under a home up to the experts.

If you are still determined to go inside the crawlspace, consider purchasing a good respirator and wear coveralls to cover as much of your skin as possible. This comes in handy when the crawlspace is filled with spiders.
